The process of off-plan sales (in French "VEFA” or Vente en Etat Futur d’Achèvement") is thoroughly regulated by French law. This way of purchasing a property has the following advantages: - Reduced purchase costs, so-called “notary fees”, approximately 2-2.5% (against 7-8% for existing properties) - Ten-year guarantee on the structure – Two-year warranty on the electrical equipment – completion guarantee or your money back - Building qualities in accordance with the latest standards in terms of insulation, electrical equipment etc. – Possibility of tile choices etc ... and in some cases, an opportunity to personalise your property.
NOTE: The kitchen is usually to be installed by the purchaser.
Buying a home off-plan is done in two steps; first by a reservation contract with a deposit, and later by a final notarial deed. The buyer has a withdrawal period after the reservation and also the time to set up a bank loan. The future home becomes the property of the purchaser as the work progresses, and the buyer must make stage payments according to the fixed timetable.
